Elliott Associates Announces Zac Inwood as New Portfolio Accountant
Zechariah (Zac) Inwood joined Elliott Associates, Inc. (EAI) recently as a new Portfolio Accountant. In this position, as a part of the management team on a portfolio of commercial properties, Zac is responsible for handling all of the detailed financial and accounting aspects of the properties in the portfolio. His responsibilities include regular and timely reporting of all accounting activities on the properties to other team members and to investment clients.
Prior to joining EAI, Zac worked for Menashe Properties, Inc. and performed all operational accounting functions for a diverse commercial real estate portfolio. He was responsible for lease administration and record management also.
Zac graduated Cum Laude and on the Dean's List from Portland State University with a Bachelor of Science in real estate finance. He is a lifetime member of the Beta Gamma Sigma Business Honor Society.

Acorns Attack Providence Bridge Pedal
On Sunday, upward of 18,000 cyclists took to traversing Portland's bridges in the 17th annual Providence Bridge Pedal. Providence Health & Services has hosted the event for 16 years in an effort to unite the community and encourage and bring awareness to health and wellness.

Sam Berri Bounds into EAI Construction Management Assistant Position
Sam Berri joined EAI in September 2010 as a Facilities and Construction Management Intern and has now been promoted to Construction Management Assistant, working alongside EAI's Construction Project Manager, Craig Olson. Sam's responsibilities will include include: developing construction and repair specifications, collecting competitive bids, administering contract documents, inspecting work projects, supervising vendors, preparing periodic property maintenance reports and conducting and organizing useful life analyses on existing property improvements and equipment.
Sam graduated from the Building Construction Technology program at Portland Community College and earned three Associates of Applied Science degrees in building construction technology, construction management and design/build remodeling.

Controlled Computer Chaos at EAI
On Monday, Elliott Associates leaped headfirst into the 21st century by updating our server and all program platforms to the newest and most efficient operating systems. We apologize for any delays this may have caused, but ultimately, want to be the best we can be for you, our client. Our transition has not been without predictable but unavoidable wrinkles, but our frustrations were eased by an EAI "IT Refresh" pizza party. Please enjoy these photos from our day! The fourth annual 100 Best Green Companies to Work for in Oregon by Oregon Business Magazine have been selected and Elliott Associates placed #33 for 2012. This is the second time we have made the 100 Best Green Companies list. The 100 Best were selected by more than 20,000 employees from 431 companies and were based on two anonymous surveys that were part of this year's 100 Best Companies results. Oregon workers ranked their employers on statements related to sustainable practices at their workplace such as energy conservation, water use, buying local, recycling and support for mass transit. Elliott Associates Announces Julie Ramseth as Senior Property Manager
Julie Ramseth joined Elliott Associates in November 2011 as a Senior Property Manager. In this position, Julie oversees the day-to-day management of a portfolio of shopping centers, retail and medical/office properties. Additionally, she communicates regularly with property owners and vendors, manages tenant relations, develops yearly budgets, completes annual CAM reconciliations and oversees accounting, facilities management and leasing services for her portfolio.
Prior to joining EAI, Julie was a Portfolio Manager with Harsch Investment Properties for eight years. In that role, she was responsible for a regionally diverse shopping center portfolio consisting of approximately two million square feet. Her experience included operations, lease administration, budgeting, lease renewals and financial reporting.
Before finding her niche in commercial real estate, Julie was a Regional Facilities Manager for an engineering firm and in her early career, spent eight years traveling the country visiting wind farms and co-generation power plants to ensure compliance with contracts, purchasing and environmental training.
Julie is an active member of the International Council of Shopping Centers (ICSC) and has served as the State Operations Chair for the past two years.
Julie is an Oregon native and originates from Pendleton, where she returns annually to "Let 'Er Buck!" at the Pendleton Round-up. She is married with three children and has two grandsons. Julie spends her free time at her family's lake cabin in the Mt. St. Helen's wilderness enjoying water sports, dirt bikes and snowmobiling.

Esther Herring Celebrates 30 Years with EAI
Esther Herring recently celebrated 30 years with EAI. She has been involved with the shopping center industry the majority of her work life, which started well before her employment with Elliott Associates. Her dedication and long-time service have earned her many titles including: Senior Property Manager, Real Estate Broker, Certified Shopping Center Manager (CSM), Real Property Administrator (RPA) and Vice President of Elliott Associates.
In 1973, Esther became the fifth woman in the United States to earn the coveted title of CSM (Certified Shopping Center Manager) through the International Council of Shopping Centers (ICSC), only one year after joining the organization. In the early 1970s, she was instrumental in planning and organizing the first ever ICSC Idea Exchange in the Pacific Northwest.
Esther was appointed the Oregon State Director of ICSC in 1981, a position she held for three years. She moved on to become the Oregon State Governmental Affairs Director, and finally the Oregon State Operations Director.
In 1984, after several years of study, she earned the Real Property Administrator (RPA) designation through the Building Owners and Manager's Associates (BOMA).
A highlight in her career came in 1994, when she was awarded the highly prestigious Trustee's Distinguished Service Award at the International Council of Shopping Centers (ICSC) national convention. Esther was the first female recipient of this award by ICSC.
Esther's productive and illustrious career in property management has been to the benefit of countless owner/clients and tenants. She retains her wonderful good humor and extraordinary commitment and shows no signs of slowing down. We are lucky to have her! Congratulations for a great 30 years, Esther!

Matt Sichel and Jamie Nelson were recently recognized as 2011 CoStar Power Brokers of the year in retail leasing for the Portland marketplace. The prestigious award was presented by the CoStar Group, commercial real estate's leading provider of information and analytic services, based on the volume of leasing transactions closed in the market during the 2011 calendar year. Both Matt and Jamie have been named CoStar Power Brokers previously and have been brokers with Elliott Associates for over ten years.

Roberta Morra Makes EAI as Accounting/Corporate Services Assistant
Roberta Morra joined Elliott Associates, Inc. (EAI) in September 2010 as an Accounting/Corporate Services Assistant. In her role, she works with a cross section of EAI staff across departmental lines. Her primary responsibilities including: assisting the property and corporate accountants with monthly reports, daily cash receipts and gross sales and office reimbursements. Additionally, she manages the files on over 100 EAI managed properties.
Roberta comes to EAI with over ten years of experience as an Accounts Payable Coordinator and Administrative Assistant. She has worked in various industries in her career, including manufacturing and pharmaceuticals.
Roberta has lived in many states across the country, varying from Oregon to New York. She finally settled down in Oregon and now lives in the Portland area. She loves the beach, cooking and gardening. She and her husband, Vinny, of over thirty years, adore being grandparents.

Susan Foley Joins Elliott Associates, Inc. as Portfolio Accountant
Susan Foley has been employed with Elliott Associates, Inc. since September of 2011. Hired as a Portfolio Accountant, Susan is responsible for: preparation of financial reports, cash projections, owner draws, tenant statements and bank reconciliations on her portfolio of properties.
She brings over 20 years of accounting experience in the field to her position, with a concentration in property management over the last seven years.
Prior to EAI, Susan was a Site Analyst for Gerding Edlen Management, working on site at the Indigo Building, located in the Pearl District of Portland, Ore. There, she reconciled 250 tenant accounts and reduced accounts receivable from $250,000 to $75,000 in six months.
Susan graduated from Oregon State University with a Bachelor of Science degree in business administration and a minor in behavioral science. She is an alumni of Alpha Gamma Delta sorority, where she served as Chapter President during her senior year of college.
Susan enjoys traveling the country, which found her living in upstate New York for five years.

Elliott Associates Welcomes Khira Zappe as Accounts Payable Clerk
Khira Zappe joined Elliott Associates in October of 2011 as an Accounts Payable Clerk. In this role, she is responsible for entering and managing invoices, coding to the general ledger and ensuring payment.
Prior to joining Elliott Associates, Khira was employed as a residential property manager with E.C. Owen Property Management Company and handled the day-to-day operations of her portfolio of properties, in addition to "keeping the books." She was responsible for all accounts payable and receivables.
Khira is currently a student at Warner Pacific College, where she is working on her Bachelor's Degree in accounting and business management. She is slated to graduate this year and is on the Dean's List.
Additionally, she volunteers as a Certified Volunteer Tax Preparation Specialist through Cash Oregon, sponsored by AARP and the IRS.
Khira is the mother of two young girls and in her spare time, when she has any, enjoys camping and hiking with her family. Her favorite hiking spot is Yosemite National Park, where she and her husband were married. She also loves to scrapbook and knit.

Cap Berri Celebrates 25 Years as Certified Property Manager (CPM)
This year marks a quarter century since our own, Cap Berri, was awarded his Certified Property Manager (CPM) designation from the Institute of Real Estate Management (IREM), a professional organization recognized by the National Association of Realtors (NAR). Cap was named CPM of the year in 1996 and served in several leadership positions in the IREM Oregon-Columbia River Chapter, including as the organization's President Elect in 1997.
The designation is considered to be among the industry's premier real estate management credentials. To achieve the CPM designation, a candidate must pass approximately ten required courses given by IREM, including marketing, human resources, asset management and ethics and complete a management plan on a subject building.
Elliott Associates prides itself in maintaining a workforce of educated and cutting edge professionals that can offer our clients the best customer service possible. Cap is a prime example.

Sarah Voyles Propels EAI Property Management as New Assistant
Sarah Voyles joined Elliott Associates, Inc. (EAI) in November of 2011 as an Assistant Property Manager, aiding Property Manager, Mike Larkin, in managing his growing portfolio of properties. In this role, Sarah assists in managing a portfolio over 1.3 million square feet of office and retail space. She is responsible for preparing monthly financial reports, collecting tenant rents, creating gross sales reports and coordinating bids and annual contracts with property vendors. Additionally, Sarah will assist in the preparation of annual property budgets.
Previously, Sarah worked for Colliers International Portland for five years as a Senior Property Administrator. There she managed a diverse portfolio of properties, which proved to be a challenging and important growth experience.
Sarah is a graduate of Portland Community College, where she received an Associates of Science degree in business. She is working on achieving her Oregon Real Estate Broker's License.
Sarah is an Oregon native and lives in the quaint community of Sellwood. She is recently engaged and looking forward to a fall, 2012 wedding. In her spare time she enjoys: camping, hiking, wine tasting, motorcycle riding, antique shopping and knitting.

Charitable Outlook: EAI Donates to Friends of the Children & Community Vision
Each holiday season, Elliott Associates focuses on one, or multiple, charitable organizations to donate to in the spirit of giving back.
This year, EAI chose to foster our ongoing relationship with Friends of Children, a mentorship program for at-risk-youth, by adopting two separate Portland families in need. Acorn employees gathered toys, clothing, activities and monetary donations to ensure these families would not have to go without at Christmas.
Additionally, EAI raised money for Community Vision, the largest non-profit organization providing individualized housing, supported living, employment and homeownership services to people with disabilities and their families in Oregon. Employees purchased raffle tickets for a chance to win trips to either Timberline Lodge or the Stephanie Inn at Cannon Beach. Donations from the internal raffle, matched personally by the Elliotts, amounted to a total charitable contribution of nearly $1,400.00.

Elliott Associates Amps Up Investment Team with Addition of Joe Sandahl
Elliott Associates, Inc. (EAI) is pleased to announce the addition of Joe Sandahl as Senior Manager of Capital Markets & Asset Management. In this role, Sandahl will play an integral part in the company's asset management, brokerage and new business development activities. Additionally, he will lead efforts to create pooled real estate funds for property acquisitions.
Prior to joining Elliott Associates, Sandahl was the president and founding principal of Sandahl Pacific Investment Real Estate, Inc. (SPIRE) There he represented and advised clients in tax deferred exchanges and other real estate related matters.
Sandahl began his career in real estate at Wyse Investment Services Company (WISCO), where he worked for nineteen years. For over ten of those years, Sandahl served as the firm's executive vice president and was integral in all of the company operations, leading both the asset management and real estate investment departments and developing the company's property management sector. At WISCO, he navigated the acquisition of dozens of properties worth well over $150 million dollars.

Elliott Associates Announces Addition of Daniele Brose' as Office Manager
Daniele Brose', known as Dani to her fellow Acorns, joined Elliott Associates, Inc.(EAI) as the company's Office Manager in May, 2011. In this position, Dani will have a wide range of responsibilities to carry out from overseeing the day-to-day functions of the office itself, to designing and implementing various EAI policies. As office manager, she embodies significant leadership, communication and organization skills and will hold the main responsibility in making sure the office itself is running smoothly.
Prior to joining EAI, Dani worked as a property manager for her family-owned company, Nevco Properties, in Nevada. There she worked closely with contractors, vendors and designers.
Dani is a recent tranplant to Oregon from southern California. She studied history at the University of Nevada, Las Vegas, and attended Tsinghua University in Beijing as well. She is fluent in both Mandarin and Norwegian.

On Wednesday, August 10, 2011, EAI spent the day with local non-profit, Friends of the Children, to help provide a safe and inviting environment for mentors and kids to spend time at the organization's home in SE PDX. EAI's Own, Willow Elliott, Earns Master Recycler Centurion
Our very own Willow Elliott has earned the Master Recycler Centurion award from The City of Portland Bureau of Planning and Sustainability. Willow received her Master Recycler designation several years ago after completing an eight-week course on waste prevention and recycling, and by spending at least 30 hours volunteering and putting her skills to good use. Her Centurion designation was earned recently, following the completion of over 100 hours of volunteer service!
Master Recycler's focus on the 3 R's: reduce the amount of natural resources used in the first place, reuse material and recycle what cannot be salvaged. Willow, a resident of Sauvie Island, earned her 100 hours by making efforts to clean-up the island and improve recycling options for its residents. Additionally, she single-handedly erected a Green Team at Elliott Associates and took the lead on our very own composting program. Congratulations to Willow, our Master Recycler Centurion!

Tanasbourne Business Park Owner Awards Classic Car for Signed Lease
Commercial broker, Cliff Finnell, of Kidder Matthews, drove away a big winner in his newly awarded fire engine red 1966 Ford Mustang convertible, gifted by Tanasbourne Business Park owner John Rees, on Wednesday, May 11, 2011.
Brokers representing new tenants who signed leases for space at Tanasbourne Business Park, located at 20795 NW Cornell Road, during the period of September 1, 2010 to May 1, 2011 were eligible to win the classic car. For every 100 square feet of space leased, a ticket was given for entry into the car raffle giveaway. The drawing was held in the offices of Colliers International, where Finnell was named the Mustang giveaway winner.
"Given the current leasing market, you have to do something to get the broker's attention. To stand out," said Tanasbourne Business Park owner, John Rees. "Brokers tend to go where something is happening and this proved to be a creative way to give the property some attention."
Finnell brokered the winning deal that signed Dream Home Magic, LLC to a five-year, 6,253 square foot lease at the park. The property, managed by Elliott Associates, Inc, operates at approximately eighty-three-percent occupancy, and is home to tenants including the Hillsboro Police Department and nLight Photonics Corporation.

EAI Welcomes Stacey Glenewinkel as Assistant Property Manager
Stacey Glenewinkel recently joined Elliott Associates, Inc. as assistant property manager. In this role she will support senior property manager, Julie Muir, in the management of approximately two-million square feet of commercial real estate in five western states. Her duties will include overseeing day-to-day building operations, coordination of facility maintenance and repair, and the collection of rent payments. Additionally, Glenewinkle will be responsible for distributing monthly owner draws and assisting in the production of monthly management reports and the preparation of the annual budget preparation.
Prior to joining Elliott Associates, Inc. Glenewinkel was a project manager for a company in Seattle. There she served as a point of contact between multi-national clients and local managers on clinical research projects.

Kathleen Truman Accepts Position as EAI Corporate Accountant
Kathleen Truman has joined Elliott Associates, Inc. (EAI) as the company's corporate accountant. In this position, Truman will be responsible for all cash flow projections, payroll and financial statements for EAI's corporate accounts. Additionally, Truman will act as the human resources liaison for all employee benefits and employee company policies.
Truman came to Elliott Associates from Prendergast & Associates, Inc., where she acted as account controller. In this role, Truman was in charge of all the corporate, property and construction financial processing.

Senior Property Manager, Julie Muir, Inducted into IREM's Academy of Authors
On Thursday, April 14th, our very own Senior Property Manager, Julie Muir, was inducted into the Institute of Real Estate Management's (IREM) Academy of Authors for her continued dedication and service.
Individuals were inducted after satisfying criteria by contributing to the IREM body of knowledge, e.g., through writing for the Journal of Property Management (JPM), serving as a contributing book reviewer for an IREM publication or by authoring an IREM publication. Julie has published several articles in the JPM, was a reviewer for two IREM educational books and was a contributing writer to the 16th edition of The Principles of Property Management, to be published by IREM in late June of 2011. All reflect her broad wealth of knowledge and experience in commercial property management. Congratulations Julie, we are lucky to have you!

Chris Lio Joins Elliott Associates, Inc. as Leasing Broker
Chris Lio has recently joined Elliott Associates, Inc. (EAI) as a leasing broker, bringing over fifteen years of background in commercial real estate. His extensive knowledge and experience is a welcomed asset to the company's already established leasing team. Lio will be responsible for the leasing for a diverse portfolio of EAI managed properties, as well as generating non-managed leasing.
Prior to EAI, Lio worked as an associate for Marcus & Millichap Investment Real Estate. There he developed his skills in direct marketing, research and property analysis in the multifamily housing group. He has also worked for Pacific Equity Investments and Compass Commercial Real Estate during his tenure as a broker.

Elliott Associates, Inc. Welcomes Bilingual Leasing Broker, Marilen Honorato
Marilen Honorato, a recent transplant from Austin, TX, has joined Elliott Associates, Inc. (EAI) as a bilingual broker and member of the leasing team. With Spanish as her first language, Honorato will be assisting in tenant relations and will be involved in identifying and contacting potential new tenants for vacant space EAI has available for lease.
Prior to joining EAI, Honorato worked for Habitat Hunters Real Estate Services, where her passion for real estate and her strong work ethic, combined with her effective and highly creative networking skills, generated many new clients and contributed numerous residential and commercial transactions in both leasing and sales.
A native of Chile, Honorato is fluent in both Spanish and English. She holds a real estate license in Oregon, Washington and Texas.

Senior Property Manager, Julie Muir, Appointed IREM National Senior Vice President
Senior Property Manager, Julie Muir, of Elliott Associates, Inc. has been appointed as a Senior Vice President of the Institute of Real Estate Management (IREM), and joins the senior leadership team for IREM National. In this position, Muir will be responsible for representing IREM and its core purposes in addition to completing specific assignments that relate to strategic initiatives.
Muir began her history with IREM in 1999, when she received her Certified Property Manager (CPM) designation. From there she went on to be recognized by IREM's Oregon-Columbia River Chapter No. 29 in 2001 as its "CPM of the Year" and served as president of Chapter No. 29 in 2003. Muir was honored as "Past President of the Year" in 2009 and served as IREM's Regional Vice President for Region 12 in 2005 and 2006. She served on its Executive Committee from 2008-2010 and is also a member of the Board of Directors of the IREM Foundation.
As Senior Property Manager for Elliott Associates, Julie Muir brings over 28 years of experience in real estate management and manages approximately 1.4 million square feet of retail and office properties in seven states.
In addition to her many designations, Muir has authored many real estate and motivational articles that been published in the Journal of Property Management (JPM) and was inducted into IREM's "Academy of Authors" in 2010.

Farewell to Friends
This month, Elliott Associates says goodbye to two of our irreplaceable Acorns. Corporate Services Manager, Erin Curley, and Assistant Property Manager, Maria Schwieger, will both be moving on from our EAI family, but will certainly not be soon forgotten.

Elliott Associates Adds Over 90,000 sf to Management Portfolio
Elliott Associates is pleased to announce that we recently added more than 90,000 square feet of managed property to our property management portfolio.
EAI management begins at the first of the year on The Cannery, a 49,246 sf retail/mixed use property. The Cannery is a two-story building located on 12th street in Corvallis, Ore. Tenants of The Cannery include: Borders, T-Mobile and the Retreat Day Spa and Salon.
Additionally, First American Title has retained Elliott Associates to manage a 41,593 sf retail building, located on West Sixth Street in The Dalles, Ore. The building is located in a shopping center anchored by K-Mart, is currently partially occupied, and was formerly a Shop N' Kart store.
These two properties will be added to Ann Martin and Tracey Toy's management portfolios, respectively. We look forward to the challenge!

New to EAI: Beth Twardoch as Portfolio Accountant
Beth Twardoch joins EAI as a new portfolio accountant. In this position, Beth handles the financials for a portfolio of nearly twenty-five properties. Working closely with various property managers and assistants at EAI, she is responsible for preparing tenant statements, monitoring cash flow, reconciling bank statements and drafting property budgets.
Beth brings twenty-seven years of experience in finance in the account management field. Prior to working for Elliott Associates, she was a property accountant for five years at Tokola Properties, a property management company located in Gresham, Ore. Over the last twenty-plus years, she has followed her career from San Diego to Pennsylvania and back.

Laura Marcil Joins Elliott Associates as Portfolio Accountant
Laura Marcil recently joined Elliott Associates as a portfolio accountant, providing accounting services on 30 properties and working with six different property managers at any given time. In her day-to-day responsibilities, Laura prepares financial reports, cash projections, owner draws and tenant statements, reconciles bank statements, monitors cash flow and drafts property budgets. Additionally, she enjoys focusing on ways the company can be more efficient and is always looking for a better way to accomplish her tasks.
Before coming to Elliott Associates, Laura was a general ledger accountant for three years at General Growth Properties, a commercial real estate trust that owns, develops and operates regional shopping malls across the country. There, she was responsible for preparing NOI variance reports, narrative explanations for owners, financial statement packages and lease abstracts. She also worked on maintaining the general ledger, preparing year-end audit schedules and acted as a manger on duty at various properties when necessary.
Laura has over ten years experience as an accountant and is currently working to achieve her C.P.A license or M.B.A.

The November issue of Portland Monthly Magazine featured two of EAI's very own tenants in a piece entitled, "2010 Best Restaurants: Evolution of a Revolution." It was no surprise to us when the article named Tasty N Sons and Olympic Provisions, tenants of the Hub complex and the Olympic Mills Commerce Center respectively, among the top eight restaurants that embody the spirit and innovation of Portland's ever evolving food scene. EAI Champions Adventure
Today marks the return of our beloved acorn receptionist, Meagan Elliott. She has returned to us from a three week long trek through Katmandu and the mountains of Nepal, tired, yet enlightened, and with a bigger smile on her face than before-if that were even possible!
Those of us left to man the fort at EAI headquarters had moments where we thought we could not survive without her, but we understand life is a journey and it is equally important to accommodate real lives, real passions and real adventure!

Green Acorn, Cap Berri, Earns Certified Green Broker Designation
Cap Berri of Elliott Associates has earned the designation of Certified Green Broker, a certification granted within the commercial real estate industry to commercial brokers and affiliated professionals who have completed the Certified Green Broker course.
Washington State-based Commercial Brokers Associates (CBA), in partnership with the Cascadia Green Building Council, developed the program to enable commercial brokers to identify sustainability issues related to real estate practices. Green Brokers provide appropriate counsel on the benefits of buying, building, leasing and managing green properties.

Summer Days: Property tour and Stoller Vineyards!

Elliott Associates Takes to the Pages of the Portland Business Journal
In an edition of this month's Portland Business Journal, Lou Elliott took to the horn to discuss the hurdles created by the current underpriced leasing market, maturing mortgages, faltering consumer confidence and the prospect that more retailers will go out of business.
In the article, Elliott predicts the pain for owners may not be over. The problem is especially acute for owners with expiring mortgages. Reduced rents lead to lower property values, which in turn erode owner equity. That, coupled with lenders demanding higher equity levels from borrowers means property owners will need significant amounts of cash if they wish to refinance.
With the cash crunch looming, Elliott counsels his clients to conserve funds. "You're going to need it," he says.
Elliott also counsels owners to work with tenants to keep them in business, if they have a viable business. "Do what you have to to keep them," he says.

Elliott Associates Named on 100 Best Green Companies List for Second Year in a Row
For the second year in a row, Elliott Associates has been named on the 100 Best Green Companies list compiled by Oregon Business magazine. This list is highly competitive and companies that make up the list, like EAI, are doing more then just the obvious recycling.
At Elliott Associates alone we compost and have eliminated our waste by more then half. Voodoo Doughnuts Holds "Soft" Opening for New Eugene Location
With the help of Elliott Associates' own Todd Amacher, Voodoo Doughnut has opened its third location this week in Eugene, Ore. The funky and far-out doughnut makers held a "soft" opening on Friday, May 7, complete with a line of customers out the door. Voodoo Doughnut Eugene is located at 20 East Broadway in Eugene, Ore. The grand opening will be held sometime in the next month and will be sure to bring a crowd. Stay-tuned!

Ashley Garron recently joined Elliott Associates, Inc. as an assistant property manager to Kellie Underwood. In this role, she will be responsible for helping manage a portfolio of 15 properties in Oregon and Washington. January, 2010 - Todd Amacher, of Elliott Associates, is busy helping his popular client, Voodoo Doughnuts, set-up shop in downtown Eugene, Oregon. The doughnut shop, famous to many in Portland for its cereal crusted and blood jelly gushing doughnuts, will be a perfect fit for Eugene's laid-back vibe and a welcomed treat to the students that attend the University of Oregon. Acorns Gather Canned Food to Fight Hunger
December, 2009 - Each year Elliott Associates chooses a charity to donate goods and monetary contributions to for the holidays. This year, EAI was happy to coordinate a canned food and fund drive for the Oregon Food Bank to help fight hunger within our own community. With the troubled economy, the distribution of emergency food boxes in Oregon skyrocketed last year to historic highs, increasing more than 14 percent. Half of those families that received food last year were those with children.
EAI acorns collected a total of approximately 300 pounds of canned goods and raised nearly 500 dollars in cash donations during the month of December. (A $10 donation will help the Oregon Food Bank distribute enough food for 30 meals.)
Though times were hard for many this year, this is our way at EAI to say thank you to all those who were so generous to us throughout the year. Happy New Year!

ELLIOTT ASSOCIATES' BIKE COMMUTE CHALLENGE
September, 2009 - As part of this month's Bike Commute Challenge, held by the Bicycle Transportation Alliance, Elliott Associates, Inc.'s own Team Acorn has pledged to do our part to bike to work and leave our cars at home. During the month of September, Team Acorn logged all individual bike commutes in an effort to ride our bikes more, improve our overall health and help the environment too. On October 8th, the Bicycle Transportation Alliance will announce the winning companies by tallying the percent of total commutes done by bike. This morning, Team Acorn, completed a combined 60 mile ride, with the farthest acorns traveling all the way from Vancouver to Downtown Portland. The riders celebrated their accomplishment by cheering over a group breakfast at the finish line. Way to go Big Team!

August, 2009 - Tracey Toy, of Elliott Associates, Inc., was recently promoted to property manager, and will be supervising her own portfolio of retail, office, and flex properties. ANN MARTIN EARNS PROPERTY MANAGER POSITION
August, 2009 - It was announced this week that Ann Martin, of Elliott Associates, Inc. will move from assistant property manager to property manager, and will take on lead management of an extensive portfolio of retail, industrial, and office properties. As property manager, Martin will oversee the day-to-day management of her designated properties, communicate regularly with property owners and vendors, manage tenant relations, develop yearly budgets, complete annual CAM reconciliations and oversee accounting, facility, and leasing services. Martin has been with Elliott Associates since May of 2008. In her short time at EAI, Martin has already proven to be an integral member of the property management team with immense knowledge and skill.

Tina Lundkvist joined Elliott Associates in May 2009. As a Portfolio Accountant, she is responsible for the financial aspects of her portfolio of properties. Tina joined Elliott Associates with ten years of experience as a property accountant with Pacific Realty Associates (PacTrust), a commercial development and investment company headquartered in Portland, OR. Elliott Associates Honored as 100 Best Green Companies to Work For in 2009
Oregon Business magazine conducted an extensive survey of 372 companies throughout Oregon. The two-part survey ranked employees' satisfaction with their companies' green efforts, in addition to an employer survey that highlighted the companies' green policies. Out of the 372 companies that took part in the survey, Elliott Associates was honored as one of the 100 Best Green companies to work for in the State of Oregon, and even ranked in the top 25! Way to go, Elliott Associates!

LEANNE JOHNSTON, Director of Client Services, Graduates from Leadership Portland
June, 2009 - The commencement ceremony for the Portland Business Alliance's "Leadership Portland" was held June 4th, 2009, and marked Leanne Johnston's graduation from the year-long program. Selected to participate in Leadership Portland from a large pool of business professionals, Leanne worked to perfect her already spectacular leadership skills. Moreover, the curriculum included monthly day-long programs that explored both local and regional economic growth and sustainability dynamics. Leanne also took part in a "Community Impact Project," in which her team developed marketing tools and strategies for a local alternative education program. Job well done, Leanne!

May, 2009 - Though competing with national companies, Elliott Associates is excelling in the Portland metro area. Oregon Business magazine ranked Elliott Associates in the top ten on its commercial real estate power list. Not bad for a small company started over 25 years ago by a husband-wife team who were passionate about commercial real estate, client service, and employee satisfaction. Elliott Associates has since blossomed, offering a full range of commercial and retail property management, asset management, investment sales, and leasing, accounting, and facility services. Elliott Associates Certified as Recycle at Work Business
The Portland Bureau of Planning and Sustainability has recognized Elliott Associates, Inc. as a Recycle at Work business, adding yet another award to Elliott Associates' many green accolades. In an effort to make Portland, OR, one of the most sustainable cities in the United States, the Portland City Council has asked the city to be at a 75 percent recycling rate by the year 2015, a bold but achievable goal. However, Elliott Associates, a green pioneer in the industry, has already exceeded city requirements, and has been honored as a "Recycle at Work Business." Great job, Elliott Associates!

The HULL Family Helps Combat Flood Waters in Fargo - Thank you!
April, 2009 - As the Red River reached flood stage on Saturday, March 28th, 2009, in Fargo, North Dakota, volunteers turned out in droves to fill more than one and a half million sandbags and construct levees. Men, women, and children worked to hold back the rising waters of the epic flood that threatened to shut down the city. While their spirits were high, many volunteers were not prepared for the cold and wet conditions the work would bring. But with help from generous groups like the Hull Family, owners of the Fargo Sportsman's Warehouse managed by Elliott Associates, Inc., volunteers were able to receive the necessary items to keep up the work and keep the flood waters at bay. The Hull Family funded the purchase of stocking caps, insulated gloves, water boots, and hot drinks straight from the Sportsman's Warehouse stock with the help of Matt Selders, store manager. From there, the goods were donated to the Assembly of God Volunteer Station for distribultion to cold and willing volunteers. Elliott Associates would like to show its appreciation and respect for our clients, the Hull Family, by acknowledging their efforts to support others in their time of need. The world is a better place because of people like you! Thank you Hull Family!

LEANNE JOHNSTON reappointed as ICSC's Oregon State Operations Chair
Because of her exemplary service, the International Council of Shopping Centers (ICSC) has appointed Leanne Johnston to serve as Oregon's State Operations Chair for the second year in a row. As operations chair, Leanne will act as the voice of the operating, leasing, and marketing sector of Oregon's real estate industry. Leanne has been an active member of ICSC for nearly 20 years, and looks forward to a year of continued service. ICSC is a worldwide organization with over 70,000 members.

March, 2009 - It's four o'clock on Friday afternoon. The bright orange coo-coo clock signals the hour, sending the resident office mutt, Chubbers, into a frenzy of barks. A shuffle board game wraps in the lunchroom and the keg has been tapped. Just a typical day at Elliott Assoticates, Inc., but of course, and most importantly, there's also the work.
Elliott Associates, Inc. was born over thirty years ago as the property management dream child of Lou and Moe Elliott and began its operations from a small dank office. Today, the company has grown to include over thirty employees, who, together, manage over 85 properties totaling over four million square feet of managed space, as well as provide comprehensive leasing and investment services. The new digs aren't that bad either.

ESTHER HERRING Celebrates Over 50 Years in the Business
February, 2009 - This month, Esther Herring celebrates over fifty years in commercial real estate and property management. As a true pioneer in the business and a trail blazer for women in the workplace, Herring has seen her fair share of changes in the market and can reflect with experience on how commercial real estate used to be. "It was simple back in the old days, I loved to close sales," says Herring. Closing deals may be more complicated in today's market, but with half a century under her belt, Herring's long distinguished career and experience gives her the cutting edge to be successful in the field even today.

WILLIAM ELLIOTT Joins Kellie Underwood Management Team
February, 2009 - William Elliott was promoted this week from brokerage intern to assistant property manager. In this role, William will work with the company's property management team, headed by Kellie Underwood and will assist in managing approximately 20 properties totaling nearly one million square feet of managed space. William was appointed to this position after receiving his real estate license in December. William received his Bachelor of Science in business from Linfield College in 2008 and looks forward to a long and prosperous career in commercial real estate.

Elliott Associates Adds Nearly 200,000 Square Feet to Management Portfolio
January, 2009 - We are cookin'! Elliott Associates superior property management skills have helped the company obtain five new commercial properties. Kellie Underwood, property manager, and her team will be managing Tanasbourne Business Park in Hillsboro as well as JIVA - NW Center for Orthopedics and Rehabilitation in the Pearl. Tanasbourne Business Park's three buildings were developed in 1995 and provide office and industrial space for approximately 20 tenants, while JIVA's four-story building exclusively houses medical users. In addition, property manager Mike Larkin and his team will be managing the Gresham Crossing Office and Gresham Crossing Retail buildings as well as the Lombard Station Retail in North Portland. The Gresham properties are newly built and house Walgreens, Subway, and an urgent care facility. The Lombard Station Retail was built in 2005 as part of the Fred Meyer remodel just in time to take advantage of the new Interestate MAX line. Tenants include Hollywood Video, Gamestop, Activate Wireless and Panda Express. Elliott Associates manages 85 properties, totaling in excess of four-million square feet of commercial real estate.

ELLIOTT ASSOCIATES Donates Toys, Games and Crafts to Children's Cancer Association
December, 2008 - Every year Elliott Associates chooses a worthy charity to be the recipient of the office's holiday cheer and generosity. This year, Elliott Associates was pleased to give to the Children's Cancer Association (CCA) by raising money and donating toys to refill the children's "Chemo Pal Closet" that was recently destroyed by CCA office flooding. Elliott Associates' employees responded to the need and brought in new toys for boys and girls who are going through chemotherapy due to various forms of cancer. These toys, games and crafts will be used in the CCA's Chemo Pal Program that matches trusted adults with children and teens who are undergoing chemotherapy. The program introduces fun and friendship into the painful and isolating treatment.

Elliott Associates' New Headquarters Featured for its COMMERCIAL INTERIOR DESIGN
December, 2008 - Elliott Associates' new headquarters in the Old Copeland building was selected as a commercial interior design case study for Herman Miller dealer Pacific Office Furnishings. Though the building is loacted in a blighted, urban core area adjacent to a major freeway, the location maintains a campus feel thanks to its very own arboretum. Erika Dehle, Senior Designer, Soderstrom Architects, was the lead on the open office remodel which strove to bolster productivity by enhancing dialog among employees while still incorporating the lush, outdoor gardens. "When we developed our new office, we focused on creating an open environment that encouraged communications across all teams, nourished our corporate culture, and still captured the light of the day," said Elliott Associates Principal, Marna Elliott.

Elliott Associates' LISA KAISER Wins a Holiday Turkey
November, 2008 - The Holidays are upon us, and Elliott Associates' Happy Office Committee celebrated gratitude by showering the office with small gifts in their "Five Days of Thanksgiving." The week preceding Thansgiving, EAI employees found a tiny token of appreciation in their box each morning, as well as an original verse of the "Five Days of Thanksgiving," written on the chalkboard. On the final day of EAI's "Five Days of Thanksgiving," Elliott Associates raffled off a twenty-pound turkey, and Lisa Kaiser won! Congratulations Lisa!

TWIN CITY SHOPPING CENTER to House Big Lots and Jo-Ann Fabrics in Redevelopment Project
October, 2008 - Recently, contractors broke ground on what is slated to be a 2.7 million dollar commercial real estate redevelopment project for Twin City Shopping Center, a 135,426 square foot retail center located at 700 Ocean Beach Highway, in Longview, WA. The project, estimated to be completed early summer, 2009, will house three tenants in the updated 57,490 square foot space and will replace Sinnett's Grocery Store.

ELLIOTT ASSOCIATES Honored With RECYCLE WORKS AWARD
October, 2008 - The city of Portland's Office of Sustainable Development honored Elliott Associates with the prestigious Recycle Works Award for Elliott Associates commitment to reducing workplace waste. As part of their pledge to the environment, Elliott Associates formed a green team to identity and combat EAI's largest sources of waste. Elliott Associates also buys 30% post-consumer recycled content office products, uses durable dishware, and also has available desk-side recycling for each employee. Moreover, Elliott Associates has started food composting in the kitchen, participates in quarterly plastics round-ups, and is also in the process of going paperless. In addition, Elliott Associates encourages employees to bike commute when possible. Elliott associates is committed to making Portland a greener city.
